We understand there are several reasons for selling your home. Most of the time we see that our sellers are looking to start the next chapter of their lives. A growing family needing a larger home with more living space, a new career opportunity, financial reasons necessitating a move, or empty-nesters deciding to downsize. Whatever your reason is, once you’ve made the decision, you will want to sell it today and move tomorrow.
Yet, after several months of having your home sit on the market, there is nothing more disheartening than to have no offers. You’ve gone through the exhaustive efforts to not only prepare for sale, but the emotional stress of keeping your home show-ready and then the listing expires. Every home seller’s worst nightmare.
The truth is, in almost every scenario, the number one reason why a listing doesn’t sell and eventually expires is…price. There may be other factors contributing to no sale, but typically it is down to price. Even the most run-down properties will receive offers if priced at the right point. So, what happens when your home is overpriced? When a home is newly listed, there is an immediate excitement and interest. Agents flock to the open house and line up their buyers for showings. Buyers will also see the sign, receive email alerts from agents or see the on-line listing, and will be hounding their agent to arrange an appointment to view your home. You receive a few early offers. Yet, it is still for sale. Then it quickly dwindles to no activity and ultimately no offers. You’ve lost the new-on-the-market appeal and people are starting to question, “Is there something wrong with the house?” In the end, an over-priced house gets overlooked and the listing becomes stale. Eventually it expires and all because you are waiting for an asking-price offer.
Pricing your home to sell is both an art and a science.
The science comes from the facts. Market fact checks: a thorough Comparative Market Analysis (CMA), location, proximity to schools and amenities, condition of your home and area and so on. These are the facts that determine a pricing strategy.
