HOMM Real Estate Services Blog

Now, more than ever, technology is necessary for every area of life, even in real estate. Twenty years ago, if someone were moving across the country, they'd have to wait to buy a house until they arrived to start their new life, or they’d have to buy a home without seeing it in person beforehand. Both options would cause extra unwanted stress on top of moving to an unfamiliar place. Six months ago, you could head to open houses every weekend, bring a friend along to get their opinion and tour multiple homes in one day. With the current global health issue, the standard aspects of home buying have evolved, relying heavily on technology. Don’t panic though, if you are looking for a new home in the Brandon, Tampa area, virtual tours are here for the viewing and to save the day.

Creating a virtual tour can seem daunting at first. Your real estate agent will be there to guide you through the entire process. An agent may help to schedule a videographer to come to your house, ensuring all necessary safety measures are taken, or utilize software like Matterport, Tour Wizard or My360 to create a virtual tour of their own that can be added to the listing. Real estate agents can also use FaceTime or other apps to give their customers a tour of a house that doesn't include a virtual tour of the listing.

What can you do to prepare? There are a few key ways that will make your home look as brilliant on-screen as it does in real life. Start by turning on all the lights in your home and opening the blinds or window coverings. You'll need optimal lighting to get the best footage, so your REALTOR® will most likely schedule filming in the morning or late afternoon. Much like every home ready to go to market, you will need to clean your house and remove all clutter and furniture you don’t want to be caught on video. It may make sense to rearrange furnishings and accessories for a clear path for filming. The greatest benefit of virtual touring, other than maintaining social distancing, is that you only have to keep your home in tour mode for a couple of hours; instead of having to frantically straighten up every time a buyer might swing by your home. Now, your home lives online in its best state.

Once the virtual tour of your house has been edited, it'll be ready to show potential buyers. Your real estate agent will show you the final footage and add it to your listing. Anyone interested in taking a virtual tour can easily watch it online to get a good idea of what to expect in person.

Selling your home during these uncertain times might seem challenging, but the real estate world is still turning. People are still moving and buying homes. Buyers know what they want; and seeing a virtual tour; instead of, and in addition to, photos, can solidify how serious they are about your home.  With HOMM Real Estate services, we can make sure your virtual tour looks great and your home sells quickly.

Homeownership is the goal most Americans strive for. Real estate is a solid long-term investment and buying your home is synonymous with the American Dream. Owning your own home means you can do exactly what you want, from painting the walls purple to remodeling the kitchen to have a built-in espresso counter. While this sounds like the ideal situation, the reality is that there are pros and cons to buying a house, just as pros and cons to renting. Understanding both fully can help you make the best decision for your goals.

There are two key factors to consider when it comes to deciding between buying and renting: finances and lifestyle.

Finances

When it comes to buying, as mentioned above, real estate is a positive long-term investment and can be crucial in wealth-building. It’s hard to imagine your home in the context of your financial portfolio, but a house is an asset that should appreciate over time.

Something to keep in mind though is that the cost of your house will extend past your mortgage. Upkeep of a home is crucial in maintaining its value, and if done correctly and consistently, it can lead to increased equity. Unexpected problems can become expensive if you are unprepared.

On the flipside with renting, your landlord is, typically, in charge of maintaining the property. Therefore, you won’t have to shell out money every time something comes up. That being said, you are up to the whims and timeline of the property owner if something like a dishwasher should break. With homeownership, your mortgage will stay consistent. Whereas with rentals, the owner can raise rent prices or even sell the place, thus leaving you without a home.

Lifestyle

There is a specific sense of pride one gets in owning a home. Controlling the design and function of your own living space has its own sense of satisfaction. When you decide to make changes, you get to choose every little thing that goes into your home making it 100% to your tastes. There is also a sense of pride in the place you live as a permanent member of the community. Regardless of whether you have children, there is a natural desire to be part of a community; to have a local coffee shop, dry cleaners, bar and to be an active member in your neighborhood. Homeownership gives you roots that you don’t necessarily get with renting.

If roots sound more restricting than comforting, renting might be for you. A renter can move from one city or state to another very easily which allows you to move when you need/want to. Especially if your career is currently in the works or you’re not quite sure where to settle down yet, renting might be your best bet.

Deciding between buying and renting ultimately comes down to what best fits your lifestyle. Before you decide that it’s time to buy, give some thought to your lifestyle and goals. If they are in line with the advantages of homeownership, then time to go house hunting. If not, look into rentals. No matter what you choose, HOMM Real Estate Services has got you covered. Our full-service real estate agency provides resources for both buying and renting. Even if you decide to rent for now, but have your eyes on buying in the future, we are happy to help you make the jump. If you think you’re interested in owning property to then rent out, we have full property management services too. We’re here for you every step of the way.

In these unsettling times, we want to reassure you that things are still running smoothly at HOMM Real Estate Services. In an abundance of caution, we have made some necessary changes to our business activities; all in an effort to protect our clients and agents. What does this change mean for you?

While our door may be locked, we are open for business as usual with a slight twist.

  • Lori Ellis, our incredible Office Assistant, is in the office daily completing her normal routines and taking calls from clients, renters, landlords and vendors.
  • Our agents are working remotely, but, that's pretty normal.  We have the latest cutting-edge technology which allows us to assist our clients from a variety of locations and times.
  • Following the Florida CDC Coronavirus Guideline, our offices and frequently touched surfaces are regularly cleaned and disinfected. This allows us to accommodate those clients without internet access to meet their agent in our spotlessly cleaned and sanitized conference room. (Meetings are by appointment only and are limited to the parties of the transaction, while practicing social distancing.)
  • We have installed a secure coded mailbox outside our main entrance where clients, vendors and business partners can pick up or drop off essential documents, keys and small items any time.
  • As members of the National Association of Realtors, we are provided with additional resources and guidelines to protect the welfare of our Buyers, Sellers, Tenants and Landlords. We have implemented a few new policies and procedures when showing properties and conducting open houses. We will continue to practice the required social distancing, constant hand washing/sanitizing and greeting with a warm smile rather than a handshake.

We are committed to serving our buyers, sellers, tenants and landlords with the utmost care. Your well-being, and that of our agents, is of paramount importance. We are ready to take these additional precautionary steps and thank you for your understanding, patience and confidence in HOMM Real Estate Services.

  1. Buyers and Mortgages - Interest rates are still low! Take advantage and get started now. We can assist with understanding what you can afford, lender suggestions and introductions. Remember, everything can be done electronically.
  2. Buyers Be Ready - If you are already in the buying process, don’t stop! Continue moving forward with getting your funds in order and obtaining your pre-approval.
  3. Sellers Stay Active - Keep your home on the market! Interest rates are still low, buyers are still making offers and inventory remains low. And keep looking. Your dream home could pop up at any moment, and you want to be ready to make your move.
  4. The Power of the MLS – We have access to the most powerful home buying/selling tool available! Listings and sales are posted in real-time, and the added data captured within the MLS gives us accurate, timely information needed to help you make a wise and quick decision.
  5. Showings - We can arrange for in-person showings for vacant properties, always following CDC guidelines. We will be observant of social distancing, limit the number of attendees, ensure constant hand-washing/sanitizing – no handshakes, just smiles. For occupied properties, we will take additional steps, such as inquiring about the health circumstances of the sellers and the home’s occupants. We will remove shoes when entering a property. Further, we can bring our own cleaning/sanitizing supplies for door handles, or for our sellers, we suggest leaving a bottle of hand sanitizer by the sign-in sheet or front door. We can also offer live video chat showings. Your agent can walk through the property you have shortlisted and discuss the pros and cons. As your listing agent, we can conduct a live video chat showing or arrange this with the buyer’s agent.
  6. Open Houses – We recommend limiting open houses with a preference toward a virtual open house. If a property is vacant, we will follow the same procedures as showings.
  7. Inspections – We are ready to assist both our buyers and sellers, virtually or in a controlled in-person manner throughout the inspection processes.
  8. Offers – We use an electronic document management system for all buyers’ and sellers’ offers and contracts. For those without computer access, we can schedule appointments at the office, limiting to parties to the transaction only.
  9. Closings – Title Companies and Lenders have been conducting mail-away and electronic closings for some time now. We can manage the entire process for you and can arrange with you the best way to deliver keys.

Like you, we are closely monitoring circumstances as they unfold. We review Florida Health's website on COVID-19 in addition to following protocols set by the National Association of Realtors. Ultimately, housing needs remain unchanged. Title Companies are already set up for mail-away and electronic signings and closings. We are finding the banks, lenders and mortgage brokers we work with are available and maintaining their busy routines.

Houses still need to be bought and sold and properties still need to be managed, and we're here Helping Others Make Moves. Stay safe and stay healthy.

Many homeowners are surprised when they suddenly realize that “perfect” home of just a few years ago no longer suits their needs. From an expanding family to the empty nest, it’s common for a home to no longer be the right fit. If you’re unsure if you’ve reached the point where a move is warranted, here are a few signs you’ve outgrown your home.

More Kids than Rooms or More Rooms than Kids – Whatever your phase is in life, the number of rooms is crucial in making a house a home. If you find your youngest and your oldest bunking together or find yourself crashing on the couch when Grandma comes to town, it might be time to look into something bigger. On the flip side, if you don’t want to have to maintain rooms you never enter or find yourself not going into an entire part of the house for a month, you might be ready to downsize. Outgrowing doesn’t have to mean you acquire more space; it just means you need to move on to the space that’s right for you.

Clutter or Lack of Storage – Are you in a constant state of de-cluttering? No matter how many times you go through your closet, your holiday decorations and the garage you can never seem to get rid of enough. Maybe it’s your space that’s not sparking joy. A new home with more space could be the answer to your storage woes. With upgraded space, there is more availability for you and the things that matter to you.

Home Office – With the telecommuting business booming, you might find yourself working from your dining room table regularly. Instead of getting distracted by any kitchen chaos or finding your phone calls interrupted by the dog barking, it might be time to invest in a home with an extra room for a home office. With peace and quiet, your home office will make it easier to work from home and easier to leave it its allotted room at the end of the day.

Outdoor Entertaining – Over the last couple of decades, home design trends have shifted towards outdoor living and entertaining areas. This is even more critical in the sunshine state of Florida. Whether you enjoy a quiet breakfast on the lanai or having everyone over to cookout for the big game, having an outdoor space is crucial to happiness within your home. Your yard or outdoor living/dining doesn’t seem to be cutting it anymore? Think about adding proper outdoor entertaining areas to the top of your list when you start looking for a new place.

Lifestyle – In theory, the square footage, the number of bathrooms, and the backyard might seem fine, but in practice, you’re starting to think there might be better out there. Lifestyle changes sometimes necessitate a change in space. Outgrowing a home can be as simple as wanting an updated kitchen, more natural light or a single-story home. Your home should work for you; you shouldn’t have to work for your home.

Your reasons for moving will be as unique as you are, but these are just a few considerations, which indicate you might have outgrown your current home. Don’t let the need for change scare you though; HOMM Real Estate Services is here to help with all of your buying and selling needs in the Brandon, Riverview, Valrico and Tampa-bay area. Life changes and our homes must change along with them. The best part of outgrowing something is fitting perfectly into whatever comes next. Call HOMM Real Estate Services today at 813-684-5954 and we’ll help you make your best move yet.

We’ve all heard the saying “new year, new you” and while the age-old adage seems played out, the desire for change remains true. With the new year, there are new opportunities to do the things you’ve always been meaning to do. Selling your house and making a move might’ve been a goal of yours for a while, what better time to do that at the start of a new year and new decade? If you’ve decided this is finally the year to move, then making the right resolutions can help you sell your home quickly and for the best possible return.

7 Resolutions for Home-sellers

  1. Move Up Spring Cleaning – Although winter has technically just started, don’t wait until the season changes to Spring Clean. Decluttering and depersonalizing your home will make it look bigger and make it easier for possible buyers to envision how they’d live in the house. Not to mention, in Florida weather is gorgeous year-round so you have no excuse but to open the windows, crank the music, and get to work.
  2. Stage Your Home – You have your very own specific style and taste that has made your house a home. But now it’s time to pack-up your niche decor and rearrange the furniture to make rooms look bigger and brighter. You don’t want your style to distract from the beauty your old home has to offer. Whether you hire someone or do it yourself, make sure your home is as blank as a canvas as possible.
  3. Think it Through – Although a quick kitchen renovation might seem like the most bang for your buck, make sure you’re truly thinking every upgrade through. Don’t overspend due to hasty decisions or guessing. Do your research to make sure every upgrade you do complete is worth it.
  4. Take Care of Neglected Repairs – It might’ve taken you a while to notice the spot where the carpet is coming up but a potential buyer will see it immediately. Now is the perfect time to hire a handyman or break out the tool belt to take care of maintenance you’ve been putting off and take care of those pesky repairs.
  5. Check out the Competition – The new year is one of the most popular times to sell and you can be even more prepared by knowing what you go up against. Go see homes listed for sale in your area and adjust your timing, staging and pricing based on the market. Checking out the competition allows you to work smarter not harder.
  6. Prepare Mentally – Selling a home can be extremely stressful. Be prepared for low offers, picky buyers, drop-by agents and odd terms. Take a moment, or several, to center yourself now so you will take them in stride when you’re on the market.
  7. Hire the Right Realtor – Selling and preparing to sell can seem overwhelming. The best thing you can do is hire the Right Real Estate Agent for your needs. At HOMM Real Estate Services, we set you up for success before your home even hits the market. With plenty of connections to local Tampa businesses, we can ensure you have the right person to stage or repair your home. We also have decades of experience selling in the Tampa market and we ensure that the selling process goes as smooth as possible.

It’s a new year and a new decade, why not add a new home, too! Happy 2020!

Search the Internet

We use the internet for just about everything. From recipes to how-to videos to even asking Alexa or Siri the weather; we live in the information age. The internet offers advice on just about every topic imaginable and real estate is no exception. You’re even reading this blog via the internet! More and more home buyers are starting their home search online and it can be easy to think you can learn everything from a few Google searches. While the web has plenty of resources to help with your home search, there is a simple truth that the internet cannot replace your agent.

The reality is that your real estate agent does so much more than answer your questions and open doors with a particular key. The real estate profession has been around for a long time and no technological developments can make expertise obsolete. A professional real estate agent will be there every single step of the way. The right agent for you has the background knowledge you need, but more importantly the experience necessary to navigate the complicated home buying process and solve any common hiccups that come up regularly in the home buying process. Not to mention, having seen many hiccups before, they solve problems quickly, with no internet search needed.

No substitution

Just like Alexa cannot be a substitute for real human connection, the internet cannot have the same connections that your real estate agent does. Your real estate agent is a local professional. They’ll start by presenting themselves to buyer’s agents as someone who will work with them to see the transaction through to a successful conclusion for all parties involved. Think about it, your real estate agent has made a career out of closing deals. Moreover, Realtors® have a network of local professionals who understand the market to work as a team to help you through the process. These include such professionals as: lenders, title reps, escrow officers, transaction coordinators, home inspectors, contractors, and handymen, among others.

Ally

Most importantly, your agent is your ally and point person in the home buying process. They negotiate on your behalf – armed with experience and understanding of customary charges, costs, and terms. They will ensure that the price you pay for the home is fair for the condition and neighborhood. They will negotiate repairs, if needed, and make sure you are protected with the proper contingencies. Your agent has your best interests in mind and will make sure every aspect of your home buying process runs smoothly and efficiently.

The Internet is great for many things from Pinterest inspiration for fixing your phone to even read up on the real estate market in your town. While the web offers lots of great information, the most important step you can take when buying a new home is hiring a local professional real estate agent. Their knowledge and expertise can’t be found by reading an article or two online.

YOUR REAL ESTATE AGENT

Most people know a real estate agent – and many of them are eager to make the introduction. That’s how you inevitably end up listening to your favorite aunt tell you about her long-lost cousin’s son who is married to a real estate agent … and you should call her.

In reality, the best call you can make is learning about your real estate agent rather than who your agent knows.

CORE VALUES

There is a wealth of advice and tips about how to choose your agent available from Zillow, Trulia, even HGTV. Each offer very worthy tips to consider, with common threads like experience, qualifications, length of career, reputation, and reviews.

Yet, we believe the advice from the Forbes Real Estate Council resonates the loudest and most closely aligns with the core values of HOMM Real Estate Services.

The council starts by recognizing that the entire process is enhanced by an informed local market professional. Added to that, an experienced and trustworthy top agent can make all the difference to your sales or buying experience.

BOUTIQUE-CONCIERGE SERVICES

Our takeaway from the council’s advice is this: It’s important to have a solid bond with your real estate professional.

Broker/Owner Marie Negron is instilling this mantra at HOMM Real Estate Services. Every agent, whether clients are buying, selling, or renting, is committed to Helping Others Make Moves.

We start the commitment with candid, realistic discussions about your buying desires or selling needs, plus how that translates to your buying power and sales goals.

Our philosophy is to provide our customers with personal attention, close interaction, and solid advice. HOMM agents give you the rationale, the facts, and the honest low-down behind our advice. We are constantly watching market conditions and evaluating feedback from showings and other agents to keep you well-informed from beginning to close – always with your best interests in mind.

ABOUT EXPERIENCE

On the experience side of things, we have to agree with Realtor.com. It is true that experience doesn’t account for everything, but the right experience can make all the difference.

All HOMM Real Estate Services agents are local REALTORS®, which means each has earned the designation of REALTOR® given as a member of the National Association of Realtors (NAR). It doesn’t mean you shouldn’t work with an agent without the designation – but it certainly makes sense to work with an expert who’s committed enough to the profession to pursue the formal designation.

In the end, we all agree that there are many options, including your favorite aunt’s recommendation. Keep in mind that our main goal is always to create quality, personal, and profitable transactions that deliver exceptional results and a five-star experience.

You simply need to find the agent who’s right for you. It’s your call.
