  • Lori Ellis, our incredible Office Assistant, is in the office daily completing her normal routines and taking calls from clients, renters, landlords and vendors.
  • Our agents are working remotely, but, that's pretty normal.  We have the latest cutting-edge technology which allows us to assist our clients from a variety of locations and times.
  • Following the Florida CDC Coronavirus Guideline, our offices and frequently touched surfaces are regularly cleaned and disinfected. This allows us to accommodate those clients without internet access to meet their agent in our spotlessly cleaned and sanitized conference room. (Meetings are by appointment only and are limited to the parties of the transaction, while practicing social distancing.)
  • We have installed a secure coded mailbox outside our main entrance where clients, vendors and business partners can pick up or drop off essential documents, keys and small items any time.
  • As members of the National Association of Realtors, we are provided with additional resources and guidelines to protect the welfare of our Buyers, Sellers, Tenants and Landlords. We have implemented a few new policies and procedures when showing properties and conducting open houses. We will continue to practice the required social distancing, constant hand washing/sanitizing and greeting with a warm smile rather than a handshake.

For occupied properties, we will take additional steps, such as inquiring about the health circumstances of the sellers and the home’s occupants. We will remove shoes when entering a property. Further, we can bring our own cleaning/sanitizing supplies for door handles, or for our sellers, we suggest leaving a bottle of hand sanitizer by the sign-in sheet or front door. We can also offer live video chat showings. Your agent can walk through the property you have shortlisted and discuss the pros and cons. As your listing agent, we can conduct a live video chat showing or arrange this with the buyer’s agent.
  6. Open Houses – We recommend limiting open houses with a preference toward a virtual open house. If a property is vacant, we will follow the same procedures as showings.
  7. Inspections – We are ready to assist both our buyers and sellers, virtually or in a controlled in-person manner throughout the inspection processes. 
  8. Offers – We use an electronic document management system for all buyers’ and sellers’ offers and contracts. For those without computer access, we can schedule appointments at the office, limiting to parties to the transaction only.  
  9. Closings – Title Companies and Lenders have been conducting mail-away and electronic closings for some time now. We can manage the entire process for you and can arrange with you the best way to deliver keys.

Like you, we are closely monitoring circumstances as they unfold. We review Florida Health's website on COVID-19 in addition to following protocols set by the National Association of Realtors. Ultimately, housing needs remain unchanged. Title Companies are already set up for mail-away and electronic signings and closings. Buying a home is one of the largest financial transactions most people make in a lifetime. If it’s your first time buying a home, you might not realize that homeowners have to pay for more than just the price tag on the house. In addition to saving for the down payment, there are many other costs associated with buying a home; home inspections, appraisals and escrow fees are considered closing costs and are out of pocket costs to both buyer and seller. What are Closing Costs?

Closing costs are typically out of pocket costs associated with buying or selling, a home. There are application fees, escrow fees, inspection fees and those are just the first few. Zillow has a comprehensive list of most of the fees you can expect, along with explanations. Not every home purchase necessitates every fee, but you want to be aware of what you’re walking into.  

How should I pay for Closing Costs? 

The Nerd Wallet suggests that the best way to pay for closing costs is out of pocket, instead of folding it into your loan. Some loan programs will allow you to “finance” most of these costs by adding the cost to the loan balance. It’s important to remember that the home must still appraise for the additional value and not all programs allow you to do this, plus you’ll be paying interest on closing costs for the duration of your loan. Your best bet is to save for your down payment and closing costs before you start home shopping. Planning for the extra costs will save you hassle and stress, especially since there will be no surprises.

How much should I plan for?

Nationally, closing costs range between 3-7% of a home’s purchase price. In Florida, the market is a little different. Currently (Feb 2020), the closing costs you can expect are roughly 1.89%-2.76% before taxes. Florida, like any state, has its own set of unique fees and taxes. Make sure to plan for the higher end, especially since the housing market tends to fluctuate.   

How will I know the exact closing costs? 

The full list of closing costs involved in your specific property sale will be outlined on a form called the Good Faith Estimate (GFE). This will be provided only once you have entered the settlement/escrow period. It will disclose costs associated with concluding the transaction. You can expect to see items related to loan fees and costs, appraisal, title insurance, transfer fees, processing and recording fees, hazard insurance and property tax costs among many others.

Although it’s only the beginning of October, the holidays are coming much sooner than you might think. Halloween, for one, is only a few weeks away! You might think that now is not the time to buy or sell but we are here to give you some tips and dispel any myths. 

Buying during Autumn

You might think all the homes for sale would be sold by the first cooler evening.  But in reality, many homes do not sell by the time school starts. They tend to linger on the market into early fall months. Plus, they could be at a deep discount after being on the market all summer. Moreover, there are plenty of fresh houses on the market with sellers looking to put up a sold sign before the even slower winter months. What is your biggest strength? There are fewer buyers out searching; meaning you should have more options and more leverage. Autumn can be the perfect time to buy a home if you play it right. To make sure you’re ready, follow these few steps: 

•    Be prepared. Fall home buyers should be ready to move when they find the right home at the right price. Get prequalified so that you can jump at the right opportunity.

•    Establish a price range and stick to it. Because the market tends to see seasonal slow-downs, you and your Realtor have more opportunity to make your money go even further than it would in the busy months. 

•    Notice the imperfections. With hurricane season and rain every day, homes can show their scars. Look for evidence of water intrusion and evaluate the yard debris. Imperfections in the gutters or ceiling will become more apparent and there will be no surprises.

 Whether you’re buying or selling your home, either task can be extremely stressful. Doing both at the same time seems extremely overwhelming and a little nuts, but it is possible to do both. The good news is that people buy and sell in tandem all the time. With a few simple tricks and tips, both buying and selling can be a seamless process.

Tricks and tips on buying and selling at the same time 

First stop: Decluttering now, not later. It’s everyone’s nightmare to move with things they don’t need to. Why wait until closing to get rid of the stuff you’ve been meaning to for years? Use listing your home as a motivation to finally take those donations to Goodwill. It’s easier for potential buyers to see themselves in the space if they aren’t distracted by the old recliner you haven’t had the time to deal with.

Secondly, start the move early. Before you even list your home for sale, why not start packing? Pack up personal items, unnecessary clutter, and excess furniture and move them to storage.
