Preparing Your Home for a Virtual Tour

by hommsales-chime-me

Now, more than ever, technology is necessary for every area of life, even in real estate. Twenty years ago, if someone were moving across the country, they’d have to wait to buy a house until they arrived to start their new life, or they’d have to buy a home without seeing it in person beforehand. Both options would cause extra unwanted stress on top of moving to an unfamiliar place. Six months ago, you could head to open houses every weekend, bring a friend along to get their opinion and tour multiple homes in one day. With the current global health issue, the standard aspects of home buying have evolved, relying heavily on technology. Don’t panic though, if you are looking for a new home in the Brandon, Tampa area, virtual tours are here for the viewing and to save the day.

Creating a virtual tour can seem daunting at first. Your real estate agent will be there to guide you through the entire process. An agent may help to schedule a videographer to come to your house, ensuring all necessary safety measures are taken, or utilize software like Matterport, Tour Wizard or My360 to create a virtual tour of their own that can be added to the listing. Real estate agents can also use FaceTime or other apps to give their customers a tour of a house that doesn’t include a virtual tour of the listing.

What can you do to prepare? There are a few key ways that will make your home look as brilliant on-screen as it does in real life. Start by turning on all the lights in your home and opening the blinds or window coverings. You’ll need optimal lighting to get the best footage, so your REALTOR® will most likely schedule filming in the morning or late afternoon. Much like every home ready to go to market, you will need to clean your house and remove all clutter and furniture you don’t want to be caught on video. It may make sense to rearrange furnishings and accessories for a clear path for filming. The greatest benefit of virtual touring, other than maintaining social distancing, is that you only have to keep your home in tour mode for a couple of hours; instead of having to frantically straighten up every time a buyer might swing by your home. Now, your home lives online in its best state.

Once the virtual tour of your house has been edited, it’ll be ready to show potential buyers. Your real estate agent will show you the final footage and add it to your listing. Anyone interested in taking a virtual tour can easily watch it online to get a good idea of what to expect in person.

Selling your home during these uncertain times might seem challenging, but the real estate world is still turning. People are still moving and buying homes. Buyers know what they want; and seeing a virtual tour; instead of, and in addition to, photos, can solidify how serious they are about your home.  With HOMM Real Estate services, we can make sure your virtual tour looks great and your home sells quickly.
