Things Out of Your Control When Selling
Sellers
Selling your home is a big emotional decision, and often coming to that decision takes time. Finally, you decide to put your house on the market and in a perfect world it would sell immediately. Sadly, though this is not always the case. With every passing day you might feel more and more out of control. The unknowns of selling a house sometimes feel endless and leave you with a feeling of hopelessness. You start to wonder what kind of control you have on the process, if any at all! Let’s just stop for a moment and take a deep breath. Homes are bought and sold every minute of every day. There are ways to deal with these unknowns, recognize what you can and can’t control, and know your agent is there to help you through to the closing.
Buyers
Oh, if only we could control buyers! Snap your fingers and magically someone buys your house with the perfect offer. In reality, buyers can appear to be cumbersome and unmanageable at times. They request showings at weird hours, write crazy offers, and make up unreasonable repair requests. The buyer’s particular wants and wishes can feel like a personal affront. It’s important to remember, though, that the way they handle home buying has nothing to do with you on a personal level. Try to keep in mind they are on their own journey looking for a dream home and are stressed out too.
The Market
While the whims of buyers feel much more personal, the market is a big picture factor out of your control. The market forces determine interest rates and sales prices. At the end of the day, you can’t change these forces. The one thing you can control is how informed you are. Knowing all the facts prevents surprises. If something in the market changes, you’ll be prepared for how it affects the sale.
Inspectors
You’ve spent years loving and caring for your home. However, there might be something out of your home upkeep routine that only a comprehensive, professional home inspection can uncover. These hidden issues can feel devastating and even unreasonable at first, but in reality, an inspector is just trying to protect everyone involved. The best way to avoid unpleasant surprises (and any expenses that come with them) is to a put a listing home warranty in place. The warranty will cover the costs so you can handle whatever may come your way.
Appraisers
An unfortunate appraisal can feel like a major blow. In the end, appraisers are trained professionals working within fairly stringent guidelines. Moreover, there are ways to combat a poor appraisal. You can challenge them, but it is always your lender and agent who can help you navigate an unfavorable appraisal and make it work to achieve what you need from your sale.
How to take control
Does all of this sound like a lot to deal with? That’s okay. The best way to handle dealing with the things out of your control is to understand what you can do for yourself initially.
Make sure you do your due diligence and have a good agent in your corner. Find the right agent who can educate and guide you through all

of the steps to sell your home, one who knows how to field unexpected issues, negotiate on your behalf, help you handle the issues, overcome the obstacles, and get your home sold. Then trust your agent to keep things under control for you. Now, take control and concentrate on packing up and moving into your next home.
